All of them should pop up.
Sometimes the signs get pulled out by mischevious people so if you don't see a sign or clear pegs marking the area, call me and I'll put them back up again.
I have 5 Channel Front Lots for sale in Lakemoor.
2 of these are actually IN the channel itself so the other 3 of these are channel front lots on land for Lilly Lake as you can see.
It's a beautiful lake in Mchenry County.
Each of the lots is 27 x 100 or 2,670 sf for each lot for a total of 8,100 square feet total on the 3 land lots on the channel front.
The research I've done on these 2 lots that are not in a historic flood zone puts the value of these lots at about $195,000 as the other 2 lots just 200 feet north on the channel front sold for that much in 1995.
I've attached the proof of that sale directly from the Mchenry County website.
I'm selling these 5 lots as a single parcel for just $3500 total because all the lots are in a Fema flood zone AE.
The meaning of that AE designation is explained below.
Fishermen will find a variety of fish including walleye, catfish, rainbow trout, arctic grayling, muskie, carp, largemouth bass and smallmouth bass here.

They have no address so these 5 lots are on the corner of Morning Side Drive and Venice Road and just 50 feet south of 309 Venice Rd in Lakemoor.
They were zoned as R1 property until the ownership was changed into my company name.
Now its zoned as Vacant, under review.
I have another one that did the same thing but the review was finished and it came back to the previous zoning of R1 again so I imagine all my lots will end up the same way.
The Most Common Questions are as follows.
Is it in a flood zone? The 2 lots in the channel of course are and also the one lot thats on the shoreline is in a flood zone.
The other 2 lots on the corner of Morning Side Drive and Venice Road are NOT in a historic flood zone.
However all the lots are in a Fema Flood Zone AE meaning.
Their is a 1% chance of a flood each year and a 26% chance of a flood over the course of a 30 year mortgage.
Of course the inverse is true also meaning they have a 99% chance of not flooding each year and a 74% chance of not flooding over a 30 year period.
Not to worry.
Every ocean front property is built on stilts sunk into the sand so if those are buildable? Is it buildable? I don't know but there it is incorporated so it should have all the hook ups and it is only 50 feet south of another house so I'm assuming it's likely but you have to do your own due diligence.
I just bought them to sell them and that is all I plan on doing at this price.
What is R1 zoned mean? The R1 Zoning is one of the most commonly found zoning types in residential neighborhoods.
This particular classification allows single-family homes to be built, with one unit intended per lot.
Go take a look if you would like to.
